Start with a realistic net sheet
Ask for an estimated seller net sheet that separates the expected sale price from your mortgage payoff and transaction expenses. Include negotiated compensation, title and escrow charges, transfer tax, potential repair costs, and any buyer concessions.
An estimate is a planning tool. The final amount depends on the contract, payoff figures, fees, and adjustments at closing.
Clark County transfer tax
The County Recorder lists real property transfer tax at $2.55 per $500 of value or a fraction thereof. For a taxable value of $378,250, rounding up gives 757 units: 757 × $2.55 = $1,930.35, before any applicable exemption. Clark County Recorder guidance.
Confirm the taxable value, any exemption, and who pays under your transaction with escrow. Do not assume the charge always falls on one party.
Prepare before you price
Review comparable recent sales for the home’s location, property type, condition, and features. Decide which repairs or presentation changes are worth doing before listing. There is no guaranteed return for every upgrade.
For an HOA property, gather association information early. Keep flexibility for inspections and showings, and evaluate offers by financing, terms, timing, and likely net proceeds—not only the headline price.
