Start with your everyday life
Before choosing an address, write down what a normal week needs to look like: your commute, work schedule, grocery trips, outdoor time, and the places you want to visit. Compare homes around those priorities rather than around a label such as “the best gay neighborhood.”
Visit areas at the times you would actually travel. A weekend drive can feel very different from a weekday commute. Consider shade, parking, stairs, and access to the services you use.
Build a move budget
Include moving expenses, deposits or closing costs, utility setup, and a cushion for repairs or overlapping housing payments. Request recent utility bills for the home when available; there is no single summer electricity bill that fits every Las Vegas property.
A condo, a single-family home, and a master-planned community can have very different ongoing costs. Start with the ownership-cost checklist before comparing asking prices.
Changing states? Check the tax details
Nevada’s Constitution prohibits an income tax on wages or personal income of natural persons. That does not settle every tax question when moving. Nevada Constitution, Article 10.
California can tax California-source income after a person becomes a nonresident. Residency, the timing of your move, and where income is earned matter; review your circumstances with a tax professional rather than relying on a flat savings promise. California Franchise Tax Board guidance.
